"Worst experience renting in Missoula. After raising the rent $200 we had to move because our rental was already over priced. Upon move out they withheld 75% of our deposit, lied and said that we caused damage to the flooring and changed the locks. Which we never did. I had proof of all of it with time stamped photos. Went back and forth on email for several months, to which they were rude and blatantly lied. It was not until I sought legal help and began the process of filing a case in court. Within a day of sending a demand letter by certified mail they said “Sorry for the error” and returned our deposit because they knew it wouldn’t hold up. If there is any piece of advice I can give is for Caras PM be your last choice for a rental in Missoula. Update: The reason we moved out was because they were raising the rent. After we moved the house sat empty for 10 months and then eventually rented for 500$ less per month."
"Sue has been ABSOLUTELY amazing to work with over the last couple weeks. I'm in the process of moving cross-country and Caras has been BY FAR the best PM Company out of the FIVE I've worked with (and paid the application fees!). I've been lucky to receive a reply from anyone even after I've paid! Sue continues to go above and beyond, contacting me immediately and always considerate of my situation and timeline. She's been personable, understanding, and eager to help me and I'm extremely grateful. My entire family is in Missoula and I can't thank her enough for helping me get close to them again. 1999 was the last time we all lived within 2000 miles of each other and Caras, and especially Sue, have made this possible."
"Jackie is the worst !!! Had the worst experience of my life renting from Caras, everyone that works there is rude, terrible at their job, liars and crooks. Literally almost took them to court over withholding our deposit for 3 MONTHS after we moved out on false charges…. Once they got certified mail (first step in taking them to court) they emailed us saying “sorry for the miscommunication” and sent us our deposit… Literally claimed we changed the locks and ruined the carpets… locks were NOT CHANGED- that literally doesn’t make any sense. And the carpets were professionally cleaned with a receipt and absolutely in perfect condition… DO NOT rent from Cara’s, you will be screwed over."
"It must be so hard fora property management company to get a fair representation of actual performance from reviews since mostly the people who review seem to be angry they didn’t get their full security back when they left. I doubt Caras is perfect but they’ve been around for many years and manage a lot of properties, so are experienced. They manage properties owned by others so aren’t in full control of property condition. Likely, apartments that were not so nice had cheaper than average rent - the market will dictate that. Caras inspects properties and does maintenance repairs at no cost to the tenant, but will charge for things broken. It’s in the lease you need to professionally clean the carpets prior to move out and provide them a receipt, yet people complain when they get charged for not doing it. Cleaning companies are expensive and when they need to contract stuff out the cost will get passed on to the tenant leaving. My advice is clean very very well and make good repairs before you vacate apartment. Then you will pay market price and not feel resentful or suspicious that they over charged you."
"I could not be more disappointed in our experience with this company. We saw the house twice paid the $100 application fee. It took forever for them to approve our application and we were told no one else was interested in the property when we applied. Upon the second viewing of the house we talked to the person showing it and he confirmed our move in date a couple weeks away. After finally getting approved they said we had 3 days to move in (mind you we currently live 3 hours away, we are still in our current lease for a couple weeks, my husband works, I’m six months pregnant so can’t really move by myself) when we asked if we could get a little more time to move in he said he would have to check. We made sure to make it clear to him we did not want to lose this house so to please let us know if someone else was interested and update about the move in date as soon as possible. When we hadn’t heard anything for 24 hours we called and had to leave a message and when they got back to us acted confused and said they had already rented the house. How you can treat people so poorly and without any common courtesy or basic human decency is beyond me. I hope no one ever has to experience getting screwed over like this but based on the other reviews sounds like it’s common practice for this PM."
