"Since AMC has taken over my rent has gone down, but my total costs have increased by 20%. They have fees on top of fees. They are communal fees that are divided between the number of units. Many of the units are under repair. The water portion for the communal water is more than our individual water bills. There is not even a communal hose to use and the sprinklers have been off for months. Don't get me started on power. They are running long term tenants out. Property owners be aware!! Jack Kane is my point of contact and does not provide a breakdown on these shares utilities."
"AMC is the worst company I've ever interacted with. I am surprised they are allowed to do business in Colorado. I moved out from Viceroy Observatory Park on 11/2/25 and still have no received my $1900 security deposit refund. The leasing office "processed" my refund already, but I have not received a check. The leasing office told me that they usually send out deposit refunds "very quickly". I have tried to contact the leasing office and corporate office many times unsuccessfully. I have left unreturned voicemails to regional managers and been promised by the property manager Rebecca that I would be provided with tracking information, but none of that has happened yet. PLEASE DO NOT ever rent from an AMC property. These people are far too incompetent to do business with. It seems like I will be forced to pursue legal action related to this."
"Ever since AMC took over the building I live in, everything has been terrible. So called manager Alexis Westenscum does not care about the safety and well being of any tenants. Nothing ever gets fixed in the building or cleaned. It took 2 years to fix one light switch in a garbage room. The equipment in the workout room has been broken for 2 years or more. The lobby bathroom has been broken and welded shut for more then 2 years. Problems are never handled and all Alexis does is blame problems on the public so she doesn't have to handle it, or Alexis other tactic is to bully the person complaining until they shut up about the issue. Alexis allows drug dealing, partying, threatening behavior, dog feces everywhere. The only issue they try to handle is giving out a large monetary fine over improper disposal of cardboard boxes. Alexis also allows children as young as 4 to run around unsupervised. Alexis allows previously evicted tenants to stays for months on end in other's apartments. The building was so much better when the housing authority was running it."
"We lived at The Falls of Westover Hills in San Antonio, TX for about a year and a half (which AMC manages)and from the day we moved in, it was nothing but problems. Filthy and unusable amenities: The laundry area is dirty and unusable. The pool is always filthy (I never once got to swim in it), and the gym is a joke—most of the machines are broken. Parking nightmares: Guest parking is extremely limited. My sister visited for one day, couldn’t find a guest spot, and ended up getting towed. Lack of upkeep: Many residents don’t clean up after their pets, leaving dog waste everywhere. When we moved in, our unit had paint all over the floors—which I had to clean myself. Pest control failure: We were charged for pest control, but it clearly wasn’t done. We had roaches until I started doing my own treatments, despite keeping our home spotless. Trash service scam: Valet trash pickup is mandatory and billed to residents, but the collector often canceled or didn’t show up. I took out my own trash most of the time—while still paying for the service. Broken gates: The gates are constantly “being worked on.” They get fixed, only to break down again a few weeks later. Move-out nightmare: We moved out in May 2025 and are still fighting to get our deposit back. Management told us in June that it had been mailed. Now it’s September, and they’re saying it hasn’t even been approved yet. Bottom line: Anything associated with AMC is poorly managed, the amenities are unusable, the services you pay for are unreliable, and even moving out turns into a hassle. I would strongly recommend looking elsewhere."
"I genuinely cannot say enough bad things about AMC LLC. I have horror story after horror story from living at one of their properties for just 6 months. Before you rent from anywhere, check and see if AMC manages the property. If they do, run."
